My Story

A Loan Officer Who Actually Gets It

I'm James Hair. Born in Baton Rouge, displaced by Katrina, built a career across Mississippi and Missouri — and came home to Louisiana in 2020. I got my start in lending doing high-cost mortgages at Tower Loan where I was simultaneously the processor, underwriter, and funder on every file.

I've sat on both sides of the desk. I know what underwriters look for because I was one. In June 2026 I closed a 203K renovation loan on my first Louisiana home since Katrina — commission income, 51% DTI, 53 days from offer to keys.

Should I call a lender or realtor first?
Always call the lender first. The lender controls the money. Knowing exactly what you qualify for — before you start shopping — means you never fall in love with a house you can't close on. Call me first. It's free and soft pull only.
I was told I don't qualify. Should I still apply?
Yes. I work with commission earners, self-employed buyers, credit rebuilders, high DTI borrowers, and buyers turned down elsewhere. I do manual underwrites for VA and FHA. Let me look at the actual file first.
What is a 203K loan and how fast does it close?
The FHA 203K Limited loan lets you buy a home AND finance up to $75,000 in non-structural repairs in one mortgage, one closing, one payment. I closed my own 203K in 53 days from offer to keys.
Do I need a 20% down payment?
No. VA requires $0 down. USDA offers 100% financing for eligible properties. FHA requires 3.5% down with 580+ credit. HomeReady and Home One start at 3% down.
