Common Credit Issues That Don't Have to Stop You
FHA needs 580 for 3.5% down. Conventional needs 620. If you're below the threshold we build a targeted plan to get you there — often faster than you expect.
Not all collections need to be paid before closing. We identify which ones are hurting your score, which ones the program requires paid, and the most strategic approach to each.
High credit card balances relative to limits can devastate your score. Targeted paydown in the right order can produce fast, significant score improvements.
Thin credit files — too few accounts or too short a history — can be addressed with strategic account additions and non-traditional credit documentation for manual underwrites.
