"Loan Originator Breaks Down the
Basics of Homeownership"
James joined Louisiana First News live in studio to walk Louisiana buyers through exactly what to do before they ever scroll a single listing — credit, budget, pre-approval, and why calling your lender first changes everything.
Call Your Lender First.
Before You Call a Realtor.
Most buyers find a home they love, call a realtor, fall in love with the house — and then find out they don't qualify, or they qualify for less than they thought, or the program they needed required something they didn't know about.
The lender controls the money. The lender tells you what you can actually buy. The lender determines whether you're closing in 28 days or not closing at all. Your first call should always be to a lender — before the search, before the showing, before the offer.
Whether you're ready to buy now, in 3 months, or in 6 months — that conversation with me is free, soft pull only, and tells you exactly where you stand and what program fits your situation.
"Know what you can afford before you fall in love with something you can't."
Let's get you pre-approved, lock your program, and put you in a position to make an offer that closes. Soft pull only — no credit impact.
Let's look at your credit, your income, and your down payment now. Three months is enough time to fix most issues if we start today.
Six months is a full credit rebuild if needed. Let's map out exactly what needs to happen and build a plan that puts you at the closing table on schedule.
A Loan Officer Who Actually Gets It
I'm James Hair. Born in Baton Rouge, displaced by Katrina, built a career across Mississippi and Missouri — and came home to Louisiana in 2020. I got my start in lending doing high-cost mortgages at Tower Loan where I was simultaneously the processor, underwriter, and funder on every file.
I've sat on both sides of the desk. I know what underwriters look for because I was one. In June 2026 I closed a 203K renovation loan on my first Louisiana home since Katrina — commission income, 51% DTI, 53 days from offer to keys.
Proudly Serving Those Who Served
This one is personal. My mother is a veteran. I understand the sacrifice that earns the VA benefit — and I take seriously the responsibility of making sure veterans use it to the fullest.
Zero down payment. No PMI. Competitive rates. Reusable for life. And when the automated underwriting system returns a refer — I know how to build the manual underwrite that gets veterans approved. Most loan officers send those files away. I work them.
Learn About VA LoansBuy a home with zero down — no matter the purchase price within VA limits.
VA loans never require private mortgage insurance — saving veterans hundreds per month.
When AUS says refer — I review your full picture. Veterans deserve a real look.
Every Buyer Has a Path. Let's Find Yours.
I've closed every one of these programs for real clients across Louisiana, Mississippi, Florida, Texas and beyond.
Zero down, no PMI, reusable for life. This one is personal — my mom is a veteran.
